Airbnb Cleaning Checklist: How to Turn Over a Property Fast Without Missing Anything
Between-guest cleaning is more than changing the sheets. A missed item in a short-stay property turns into a 1-star review. Here's the complete turnover checklist and how to do it efficiently.
short-stay cleaning service in Adelaide management lives or dies on reviews. And nothing generates a bad review faster than a cleaning issue β a hair on the bathroom floor, a smear on the mirror, a coffee ring on the bedside table, or sheets that smell like the last guest. Guests in short-stay properties have high expectations, and the photos on your listing set a standard you have to meet at every turnover.
The challenge is that turnovers often happen in tight windows β sometimes with only an hour or two between checkout and the next check-in. Speed is necessary. But speed without a system produces missed items.
This checklist and method gets a thorough turnover done efficiently. Follow the same sequence every time and nothing gets missed.
Before You Start: The System That Makes Turnovers Efficient
Create a printed or digital checklist specific to your property and run through it every single turnover. Memory-based cleaning misses things. A checklist doesn't.
Stock your cleaning kit in a caddy so everything you need moves with you from room to room without running back and forth.
Set a sequence and stick to it β always the same order of rooms, always the same sequence within each room. Consistency means thoroughness.
Note issues for the host report β any damage, anything that needs replacement, anything that looks like it needs attention from the owner.
The Turnover Sequence
On Arrival: Initial Walk-Through (5 minutes)
Before starting to clean:
-
Open all windows for ventilation β fresh air throughout the clean is important for your comfort and for airing the property.
-
Start the laundry β strip all beds and towels first and put the first load in before you start cleaning. Laundry runs while you clean.
-
Do a quick walk-through looking for: damage or items that need to be noted, things guests have left behind, anything out of the ordinary.
-
Note the current state of the property β this informs how long the clean will take.
Bedroom(s)
Bed linen:
- Strip all bedding β sheets, pillowcases, duvet cover
- Check mattress protector for staining β replace if soiled
- Make the bed with fresh linen (hotel-style if your listing promises it)
- Fluff and arrange pillows
Surfaces:
- Wipe bedside tables β including underneath lamps and around any charging cables
- Wipe all other surfaces including dresser top, mirror frame, windowsill
- Clean mirrors and glass surfaces
- Check behind headboards and under the bed for items left by guests
- Wipe light switches
Wardrobe/storage:
- Check wardrobe for guests' items
- Straighten any hangers provided
- Wipe wardrobe interior shelves if needed
Floor:
- Vacuum thoroughly including under the bed
- Mop if hard floors
Final check:
- Are the right number of pillows and the correct linen on the bed?
- Are there any stains, odours or damage?
- Does the room smell fresh?
Bathroom(s)
Bathrooms get the most scrutiny in short-stay reviews. A single hair or a soap smear on the mirror is enough for a comment.
Toilet:
- Bowl: scrub with toilet brush
- Seat, lid (both sides), outer bowl, base: wipe with disinfectant
- Flush handle: wipe
- Behind and at the base: wipe
Shower/bath:
- Tiles: wipe with bathroom cleaner
- Glass screen: wipe streak-free β check from an angle in the light
- Shower floor: scrub
- Drain: clear any hair
- Taps: polish
Basin:
- Scrub interior
- Wipe exterior and around the taps
- Polish taps
Mirror:
- Clean streak-free β check from an angle
Floor:
- Sweep/vacuum
- Mop with disinfectant floor cleaner
Restock:
- Toilet paper (check roll β replace if nearly done, put spare in cabinet)
- Soap/body wash (refill or replace if needed)
- Shampoo/conditioner (if provided)
- Fresh towels β fold and present consistently
Final check:
- Any hair on any surface?
- Mirror and glass surfaces streak-free?
- Taps polished?
- Toilet fresh?
- Floor dry and clean?
Kitchen
Dishes and appliances:
- Ensure all dishes are clean and correctly stored
- Check the dishwasher is empty and ready
- Wipe microwave interior and exterior
- Wipe kettle, toaster (empty crumb tray), coffee machine
- Wipe fridge door, handle, and check interior β remove any guests' food, wipe any spills
Surfaces:
- Wipe all benchtops
- Wipe stovetop and around burners
- Wipe splashback
- Wipe sink and polish taps
- Wipe cupboard fronts and handles (these accumulate fingerprints)
Bins:
- Empty all bins and replace liners
- Wipe bin exterior if needed
Floor:
- Sweep and mop
Stock check:
- Coffee, tea, sugar (if you provide these)
- Dishwasher tablets
- Paper towels, dish soap
- Any welcome items specific to your listing
Living Areas
Upholstery:
- Check sofa for staining or damage
- Vacuum cushions β remove and vacuum beneath them
- Straighten and plump cushions and pillows
Surfaces:
- Wipe coffee table and all other surfaces
- Check remote controls for battery function and any damage
- Wipe TV screen carefully with a dry microfibre cloth
- Wipe all light switches
Floor:
- Vacuum thoroughly
- Mop if hard floors
Items:
- Return any items guests have moved to their correct positions
- Check books, games, or other items provided are present and undamaged
Outdoor Areas (If Applicable)
- Sweep or blow deck/patio
- Wipe outdoor furniture
- Empty outdoor bin
- Check any outdoor equipment (BBQ, pool β if applicable)
- Clear cobwebs from outdoor lights
Laundry Completion
By now, the first load should be done. Transfer to dryer or hang, depending on timing. If there's a second load of towels, run it now.
Ensure all laundry is fully dry before making beds or restocking towels β damp linen or towels is one of the most common guest complaints.
Final Walk-Through (10 minutes)
This is the step that catches what was missed. Go through every room with fresh eyes:
- Does each room smell fresh? (No food smells, no mustiness)
- Are all surfaces clear and wiped?
- Are all mirrors and glass streak-free?
- Is the bed properly made?
- Are all bins empty and lined?
- Are all consumables stocked?
- Are all lights working?
- Are any windows still open that should be closed?
- Is everything in the right place?
Take photos of the property after your final walk-through β this documents the condition at handover and is your protection if a guest claims damage that was pre-existing.
The Items Most Commonly Missed in Short-Stay Turnovers
- Under the bed β guests leave items here frequently
- Behind the toilet
- The inside of the microwave
- The drain in the shower
- The underside of the toilet seat
- Mirror smears (check from an angle)
- The crumb tray in the toaster
- Remote controls (often not wiped)
- Light switches
- Hair β check every surface in the bathroom one more time specifically for hair
