What's the Right Cleaning Schedule for a Rental Property?
Your tenants won't maintain your property the way you would. Here's the cleaning and maintenance schedule that protects your investment and keeps your rental in top condition.
Owning a rental property is a long-term investment. What you do β or don't do β between and during tenancies has a direct impact on property condition, tenant satisfaction, rental yield and long-term asset value. And one of the most overlooked aspects of property management is maintaining a proper cleaning and maintenance schedule.
Most landlords focus on the big items: lease agreements, rent collection, repairs. Cleaning falls to the tenant during the tenancy and to the bond at the end. But this approach consistently results in properties that deteriorate faster than they should, disputes that cost time and money, and eventually a significant remediation cost when the cumulative neglect becomes impossible to ignore.
This post sets out a realistic, practical cleaning schedule for a rental property β both what landlords should do and what tenants are responsible for.
The Division of Responsibility: Landlord vs Tenant
Understanding who is responsible for what is the starting point. Getting this wrong leads to conflict and deteriorating properties.
Tenant responsibility (during tenancy):
- Day-to-day cleaning β vacuuming, mopping, bathroom cleaning, kitchen cleaning
- Keeping the property in the same condition as the ingoing inspection, subject to fair wear and tear
- Reporting maintenance issues promptly
- Not causing damage through neglect (e.g. allowing mould to develop by not ventilating adequately)
Landlord responsibility:
- Providing a clean and habitable property at the start of each tenancy
- Maintaining the property in good repair
- Periodic professional maintenance cleaning (specific items β see below)
- Cleaning between tenancies
- Ensuring common areas (in strata properties) are maintained
The grey area is what's considered "fair wear and tear" vs damage. Generally: gradual deterioration from normal use is fair wear and tear. Accelerated deterioration from inadequate cleaning or negligent use is not.
Between Tenancies: The Non-Negotiable Clean
Every time a tenant vacates, the property needs to be brought back to a clean, presentable standard before the next tenant moves in. This is true even if the outgoing tenant has provided a bond clean β because bond cleans vary significantly in quality.
What to do between every tenancy:
Full professional clean β our end of lease cleaning checklist for Adelaide covers every item property management cleaning in Adelaides look for:
- Kitchen: oven inside and out, rangehood filter, inside of cupboards, all appliances, benchtops, sink, fridge space
- Bathrooms: full clean including grout scrubbing, descaling, toilet deep clean
- All rooms: floors, skirting boards, windows, blinds, ceiling fans
- Carpet: professional steam clean (retain receipt)
- Walls: check for marks, scuffs and damage that require touch-up painting
Maintenance inspection:
- Check all taps for leaks or drips
- Check toilets for running/leaking cisterns
- Check all light globes and replace as needed
- Check fly screens for damage
- Check door and window seals
- Test smoke alarms and replace batteries
- Check hot water system is functioning
- Inspect for any mould, water damage or pest evidence
Documentation:
- Update the condition report with fresh photos
- Note any changes from the previous ingoing report
- Document any damage being attributed to the outgoing tenant
The Annual Professional Clean: Even During a Tenancy
Landlords who rely solely on tenants to maintain cleaning standards during a long tenancy are taking a risk. Tenants vary enormously in their cleaning habits, and most tenancies β even with conscientious tenants β allow some buildup in areas that regular domestic cleaning doesn't reach.
An annual professional maintenance clean during long tenancies is worth considering for:
- carpet steam cleaning in Adelaide (particularly in properties with pets or children)
- Window cleaning (internal and external)
- high-pressure cleaning in Adelaide of paved areas, driveways and outdoor spaces
- Blind cleaning
- Oven cleaning (particularly in longer tenancies)
- Gutter cleaning (important for property maintenance, not just appearance)
This isn't something most landlords do, and it's not a legal requirement. But in the context of protecting a significant investment, an annual professional service visit pays for itself many times over through:
- Maintaining carpet in a condition that extends its lifespan (carpet replacement is expensive)
- Identifying maintenance issues early
- Maintaining tenant satisfaction and reducing the risk of vacancy
- Reducing the remediation required at end of tenancy
Periodic Schedule: What to Clean and When
Here's a practical schedule for landlords managing rental properties in Adelaide:
Every Tenancy Change (Non-Negotiable)
- Full professional clean of entire property
- Professional carpet steam clean
- Condition report update with fresh photos
- Full maintenance check
Every 12 Months (Strongly Recommended During Long Tenancies)
- Professional carpet clean
- External window clean
- High-pressure clean of driveways and paved areas
- Gutter clean (Adelaide's autumn leaf fall and spring storms make this important)
- Smoke alarm check and battery replacement
- Pest inspection (particularly important in Adelaide's climate β cockroaches, ants and termites are genuine risks)
Every 2β3 Years
- Interior repaint (or touch-up repainting as needed β walls degrade with normal occupancy over time)
- Professional blind clean or replacement
- Deep clean of any built-in appliances (dishwasher, oven) that haven't been addressed
- Grout resealing in bathrooms and kitchen (if applicable)
- Deck or paving seal/treatment (if applicable)
As Required
- Any cleaning needed to address maintenance issues (e.g. mould remediation following a leak)
- Post-damage cleaning (water damage, fire damage β these typically involve specialist remediation)
- Post-pest treatment cleaning
Practical Tips for Adelaide Landlords
Document everything. Every clean, every inspection, every maintenance item. Thorough documentation is your protection in any bond dispute and your evidence in any tribunal proceedings. Photos with date stamps are the standard β take them before every tenancy starts and after every clean.
Use a professional cleaner for the between-tenancy clean. The quality of DIY cleaning is inconsistent. A professional bond clean in Adelaide done to a documented standard gives you a defensible baseline for the ingoing condition report β and typically comes with some form of guarantee or re-clean clause.
Don't accept a bad bond clean just to avoid conflict. If the outgoing tenant's bond clean doesn't meet the standard, document the deficiencies with photos and claim against the bond. This is what the bond is for. Being lenient about cleaning standards sets a precedent and transfers the cost to you.
Build cleaning and maintenance costs into your yield calculations. Many landlords underestimate ongoing maintenance costs. A realistic budget for cleaning between tenancies, annual maintenance and periodic professional services is part of responsible investment property ownership.
Address mould immediately. Adelaide's mild winters create conditions conducive to mould in bathrooms, laundries and poorly ventilated spaces. Mould is a health issue, a property damage issue and a tenant relations issue. Address it promptly with proper remediation β not just bleach on the surface.
The Cost of Not Having a Schedule
The cost of a professional clean between tenancies is typically $300β$600 for a standard 3-bedroom home. The cost of carpet replacement due to accumulated staining and wear is typically $3,000β$8,000 depending on size and material. The cost of repainting walls that have deteriorated beyond what touch-up can address is $2,000β$5,000.
Regular professional maintenance is not an expense β it's an investment in protecting an asset worth hundreds of thousands of dollars.
