Prices vary wildly across Adelaide's cleaning market. Here's what you should actually expect to pay for a professional house clean in 2025 β and what the red flags look like at both ends of the range.
If you've tried to get quotes for house cleaning in Adelaide recently, you've probably noticed the range is enormous. You might have seen quotes anywhere from $60 for a "full clean" to $400+ for what sounds like a similar job. The variation is confusing, and it makes it genuinely difficult to know what's reasonable.
This post gives you honest, current pricing for Adelaide's cleaning market in 2025 β what you should expect to pay, why prices vary, and what both suspiciously cheap and unusually expensive quotes actually tell you.
How House Cleaning Is Priced in Adelaide
Most cleaning companies price jobs one of two ways:

Which is better? For regular maintenance cleans of a well-maintained home, fixed price works well. For first cleans, deep cleans, or end-of-lease cleans where the scope is harder to predict, hourly or a quoted range is more honest.
What Drives the Price
Labour is 60β75% of the cost. Cleaning is time-intensive skilled labour. More time = more cost.
Number of cleaners: Some companies send two cleaners to larger jobs, halving the time but not necessarily the cost. Two cleaners for 2 hours = 4 labour hours.
Scope: What's included matters enormously. A quote that includes oven cleaning is fundamentally different to one that doesn't β oven cleaning alone adds 45β90 minutes to a job.
Frequency: Regular fortnightly cleans are typically priced lower than one-off or occasional cleans. Regulars require less time per visit because the home doesn't accumulate significant buildup between visits.
Condition: A home that's been regularly maintained takes less time to clean than one that hasn't been done in months. First cleans of a neglected home, or catch-up cleans, take significantly longer.
Insurance and legitimate business costs: Insured, tax-compliant businesses have overhead that uninsured cash-in-hand operators don't. This is reflected in price β and is a legitimate reason to pay more.

What Cheap Quotes Actually Mean

Additionally, cheap cash-in-hand cleaning is almost always:
- Uninsured (you carry the risk if anything breaks or goes wrong)
- Not paying correct tax and super (which creates personal liability for the homeowner if discovered in some situations)
- Not running with appropriate worker protections
This doesn't mean every cheap cleaner is untrustworthy. But the numbers don't add up at the very low end of the market, and the missing costs are almost always cut from somewhere that affects the quality or the legal compliance of the service.
What Expensive Quotes Mean
At the top end β $450+ for a 3-bedroom maintenance clean β you're typically paying for:
- Premium brand positioning
