How to Clean Exterior Walls and Render Without Water Damage
Render and painted exterior walls need specific techniques. High-pressure washing can destroy render, force water into the wall cavity, and strip paint. Here's how to clean exterior walls safely.
Exterior walls accumulate dirt, dust, mould, algae, lichen, insect nests, efflorescence and general weathering over time. In Adelaide's climate β dry summers with dust and UV, winters with moisture β most homes need exterior wall cleaning every few years to maintain appearance and prevent biological growth from establishing permanently.
The challenge is that exterior wall cleaning done incorrectly causes damage that's expensive to repair. High-pressure water on render can crack the surface, dislodge sections, and force water into the wall cavity behind the render β causing damp, mould and potentially structural issues. On painted masonry, inappropriate pressure or products strips paint and requires repainting.
Here's the approach that actually works, by wall type.
Understanding Your Wall Type
Before cleaning anything, identify what you have.
Cement render (painted or unpainted): A cement-based coating applied over brick or block work. Common on post-war Adelaide homes. Porous β absorbs water. Can crack if pressure-washed at close range or high pressure. Most common type in Adelaide's suburban housing stock.
Acrylic render: A flexible polymer-modified render that's become common in new construction. More resistant to cracking than cement render, but still not suitable for high-professional pressure washing in Adelaide.
Brick (unpainted): Clay or pressed brick without any coating. Relatively robust but porous. Mortar joints are the vulnerable point.
Painted brick or rendered walls: Any paint coating changes the approach β high-pressure washing can strip paint from both brick and render.
Hebel (autoclaved aerated concrete β AAC) panels: Increasingly common in new Adelaide construction. Very porous, absorbs water readily, and requires low-pressure cleaning only.
Colorbond or metal cladding: Easy to clean β wipe or low-pressure wash with soapy water.
Timber weatherboards or cladding: Can be cleaned carefully with low-pressure water and appropriate products. Must be dried quickly β prolonged moisture causes rot.
What Causes Exterior Wall Soiling
Mould and algae (green, black or grey biological growth): The most common issue on south-facing and shaded walls in Adelaide. Thrives in moisture-retaining surfaces with limited UV exposure.
Lichen: A more established biological growth (a symbiosis of algae and fungi) that physically bonds to the surface. Harder to remove than surface mould.
Efflorescence (white crystalline deposits): Salt leaching through the render or brick from behind. Appears as white powder or crystalline patches. Indicates moisture movement through the wall β cleaning removes the surface deposit but doesn't address the underlying moisture pathway.
General dirt and dust: Atmospheric deposition, road dust, and in Adelaide specifically β the red-brown clay dust from summer northerlies.
Spider webs and insect nests: Particularly under eaves and around light fittings.
Rust staining: From metal fixings, railings or downpipes. Orange or brown streaks running down from a metal element.
Method 1: Soft Washing (Best for Render, Painted Surfaces, Hebel)
Soft washing uses low-pressure water combined with a cleaning solution that does the chemical work. The solution kills biological growth (mould, algae, lichen) and loosens dirt, so the low-pressure rinse can remove it without the mechanical force of high-pressure washing.
What you need:
- Garden hose with an adjustable nozzle
- Pump sprayer or garden sprayer
- Soft washing solution (sodium hypochlorite diluted to 1β3% with water, plus a small amount of dish soap as a surfactant)
- Soft-bristle brush on an extension pole for stubborn areas
- Protective gear: gloves, eye protection
Steps:

Wet the wall first with plain water from the garden hose. This prevents the cleaning solution from being absorbed too quickly into dry render and ensures even coverage.

Apply the cleaning solution using a pump sprayer. Work from bottom to top on each section β this prevents clean solution running down over dirty sections and leaving streaks.

Allow to dwell for 10β20 minutes. The sodium hypochlorite kills mould and algae; the surfactant loosens dirt. Don't allow the solution to dry on the surface.

Scrub if needed for any stubborn biological growth using the soft-bristle brush. Work from top to bottom for scrubbing.

Rinse thoroughly with the garden hose, working from top to bottom. Rinse until all cleaning solution is removed β leftover bleach solution can damage plant life below and may leave residue on the wall.

Protect plants and garden beds before starting β cover or wet them thoroughly, and rinse again after cleaning.
Results: Soft washing removes mould, algae and general soiling effectively from most render and painted surface types. The biological growth turns brown/grey as it dies and rinses away. Significant improvement is usually visible immediately; the full result is clear once the wall dries completely.
Method 2: Low-Pressure Washing (For Unpainted Brick and Robust Surfaces)
For unpainted brick, Colorbond, and more robust surfaces, a pressure washer set to a low-pressure setting (maximum 800β1200 PSI for brick, lower for render) can be used.
Key rules for pressure washing exterior walls:
- Keep the nozzle at least 30β40cm from the surface
- Use a wide-angle nozzle (25Β° or 40Β°) β never a 0Β° or rotary nozzle on walls
- Keep the wand moving constantly β stopping in one spot concentrates pressure and causes damage
- Work from top to bottom
- Never direct water upward at an angle under eaves or roof flashings β this forces water into cavities
For rendered walls: use soft washing, not pressure washing. The risk to render from pressure washing is not worth the speed advantage.
Treating Specific Issues
Mould and Algae
Sodium hypochlorite (pool chlorine at 10β12%, diluted to 1β3% for wall cleaning, or household bleach at 3β5% used at lower dilution) is the most effective biocide for exterior wall biological growth. Commercial products like Wet & Forget or Spray & Leave use lower-concentration biocides with longer dwell times β they work well and are safer for plants and surfaces, but require more time (often weeks for full results).
Lichen
Lichen is the hardest biological growth to remove because it has attachment structures that penetrate the surface. High-concentration sodium hypochlorite (3β5% solution) applied and left for 30β60 minutes kills the lichen; it then needs to be physically removed with a soft brush. Full removal may require multiple treatments.
Efflorescence (White Salt Deposits)
Dry brush first to remove loose surface deposit. Then apply diluted white vinegar (1:4 with water) to the remaining deposit β the acid dissolves the calcium carbonate. Rinse. Do not use acid on painted surfaces β it can damage the paint.
Note: if efflorescence recurs, there is ongoing moisture movement through the wall that needs to be addressed β repointing, waterproofing, or drainage improvement β not just repeated cleaning.
Rust Staining
Oxalic acid-based rust removers (available at hardware stores) applied to the stain, left for 10 minutes, then rinsed off. Remove or treat the source of the rust (the metal fixing, railing or pipe that's causing it) to prevent recurrence.
Protecting Plants During Exterior Wall Cleaning
Sodium hypochlorite at cleaning concentrations is harmful to plants. Before cleaning:
- Pre-wet all plants and garden beds near the work area thoroughly
- Cover sensitive plants with plastic sheeting or old towels
- During cleaning, wet down nearby plants regularly
- After cleaning, rinse all plant surfaces and garden beds thoroughly with clean water
- Monitor plants over the following week β leaf browning indicates chemical contact; water heavily
After Cleaning: Preventing Rapid Re-Soiling
Anti-fungal surface treatments: After cleaning, a diluted sodium hypochlorite solution or a commercial anti-fungal/anti-algae treatment (Wet & Forget, Spray & Leave) applied and left on the surface significantly slows biological re-growth. These products leave a residual that inhibits mould and algae establishment for 12 months or more.
Trim overhanging vegetation: Plants and trees that touch or shade walls dramatically accelerate mould and algae growth. Trim back vegetation that contacts or shades exterior walls.
Improve drainage: Water pooling against a wall base is a cause of ongoing damp and biological growth. Ensure drainage slopes away from the house.
