Why Cheap House Cleaning Always Costs You More in the End
A $60 clean sounds great until you see what gets skipped, what gets broken, and what you end up spending to fix the problems it creates. Here's the honest truth about cheap house cleaning.
Everyone wants value. No one wants to pay more than they need to for a service. And when you're looking at quotes for house cleaning and you see a significant price difference between providers, it's natural to wonder whether the cheaper option is just as good.
In some industries, price variation reflects profit margin or branding. In house cleaning, price variation almost always reflects one thing: time. And time is what determines whether your home gets properly cleaned or gets a fast wipe-down that looks clean for two days.
This post is not about convincing you to spend more than you need to. It's about helping you understand exactly what you're buying at different price points β so you can make an informed decision rather than an expensive mistake.
What Determines the Price of a House Clean?
To understand why prices vary, you need to understand what actually costs money in a cleaning service.
Labour is the dominant cost β typically 60β75% of the price of a clean. Cleaning is time-intensive skilled labour. The more time allocated to a clean, the more it costs.
Products and equipment β professional-grade microfibre cloths, commercial cleaning products, vacuum cleaners β represent a smaller but real cost. Cheap providers often use lower-quality products that are less effective and, in some cases, can damage surfaces.
Insurance β professional public liability insurance (minimum $10 million for residential cleaning) costs money. A provider without adequate insurance is cheaper because they're passing the financial risk to you.
Business overhead β tax compliance, training, scheduling systems, customer service β these costs are real and are reflected in price.
When a quote is significantly cheaper than others, one or more of these cost components is missing or reduced. The most common reductions: less time (tasks are skipped), lower wages (less experienced staff), no insurance, or no product quality standards.
What Gets Skipped When Cleaning Is Rushed
A professional 3-bedroom home clean typically takes 3β5 hours depending on the size and condition of the home. A quote that prices this job at a level that only makes economic sense at 90 minutes of work means 90 minutes of work β not 3 hours.
Here's what gets consistently skipped when time pressure takes over:
Skirting boards. These take time and require getting low. They're invisible at a glance but accumulate dust and are a reliable indicator of thoroughness.
Inside of cupboards. Nobody looks. Nobody cleans. The inside of kitchen cupboards can accumulate crumbs, spills and grime for years if it's not specifically included in scope.
Behind and under furniture. Moving the sofa and vacuuming under it takes time and effort. Fast cleaners vacuum around it.
Rangehood filter. Removing and cleaning the grease filter is a real task. Most fast cleans wipe the outside of the rangehood and move on.
Bathroom base and behind the toilet. The floor area around and behind the toilet base is a hygiene issue. Fast cleans wipe the toilet and skip the floor detail.
High surfaces. The top of the fridge, the tops of door frames, ceiling fan blades, the tops of wardrobes. These require specific attention and time. They get skipped.
Window sills and tracks. Wiping a window sill takes 30 seconds. Cleaning a sliding door track takes 3 minutes. Guess which one gets skipped.
The result: a home that looks clean at eye level. A home that accumulates grime in the areas that don't show β until they do.
The Hidden Costs of Cheap Cleaning
The re-clean cost. When the clean doesn't meet the standard you expected, you either live with it (and pay again for a better clean), call back the provider (who may or may not return and redo the job), or hire a different provider. In many cases, the cost of the cheap clean plus the cost of a proper subsequent clean exceeds what a quality clean would have cost in the first place.
The damage cost. Cheap providers are more likely to use incorrect products on surfaces β using acid cleaners on natural stone, bleach on coloured grout, abrasive pads on stainless steel. Surface damage from incorrect products is permanent and expensive to remediate. A scratched stone benchtop, etched glass shower screen or discoloured grout cannot be unscratched.
The insurance void. If a cleaner without adequate insurance drops something, damages a fixture, or causes a water incident, you have no recourse beyond civil dispute. Professional cleaners carry public liability insurance specifically to cover accidental damage during service. Cheap, uninsured providers leave you bearing the risk.
The trust and security cost. A very cheap cleaning service may use casual labour with no background checking, no vetting and no accountability. You're inviting someone into your home. The cost of a theft or a security incident vastly exceeds any saving on the clean itself.
What You Should Actually Be Paying in Adelaide
Based on the real cost of doing this properly β paying a fair wage, carrying insurance, using quality products and allocating adequate time β here's a realistic guide to what house cleaning should cost in Adelaide as of 2025:
| Home size | Maintenance clean | Deep/first clean |
|---|---|---|
| 1 bedroom | $120 β $160 | $200 β $280 |
| 2 bedroom | $160 β $220 | $280 β $380 |
| 3 bedroom | $220 β $300 | $350 β $500 |
| 4 bedroom | $280 β $380 | $450 β $650 |
These ranges reflect businesses operating legally with insured workers being paid properly. Quotes significantly below these ranges are achievable only by cutting something β time, insurance, wage compliance, or product quality.
Quotes significantly above these ranges may reflect premium positioning, specialist services, or business cost structures in certain segments β and may be entirely justified by the level of service delivered.
How to Evaluate a Cleaning Quote
When comparing quotes, don't compare price in isolation. Compare price per hour and ask these questions:
How many hours are you allocating to my home? This is the most important question. A $120 clean for 1 hour is poor value. A $180 clean for 3 hours is excellent value. The price per hour and the hours allocated tells you far more than the headline price.
What specifically is included? Ask for a written scope of works. Vague answers like "full clean" are not sufficient. You want to know whether the oven is included, whether the inside of cupboards is included, whether ceiling fans are included.
Are you insured? Ask for a certificate of currency for public liability insurance. Any professional cleaning business should be able to provide this within 24 hours. If they can't, don't book.
Who will be cleaning β an employee, a contractor, or a subcontractor? This affects accountability, wage compliance and consistency.
What is your re-clean policy? If the clean doesn't meet the agreed standard, what happens? A quality provider has a clear answer.
The Value Calculation
Value in cleaning is not the lowest price. Value is the best result for the money spent.
A $250 clean that takes 4 hours, covers everything, leaves your home genuinely clean, and is done by insured professionals is better value than a $120 clean that takes 90 minutes, skips half the tasks, and leaves you uncertain whether your home is actually clean.
The difference in cost between adequate and excellent cleaning over a year of fortnightly services is a few hundred dollars. The difference in result β in the actual state of your home, in the time and stress of managing cleaning issues, in the accumulated condition of your property β is significant.
