Move-In Cleaning: Why You Should Always Clean Before You Unpack
The previous occupants didn't clean for you. And a landlord's standard of 'clean enough for handover' is rarely the same as your standard of clean enough to live in. Here's why move-in cleaning matters and exactly what to cover.
Moving is exhausting. By the time you get the keys, you're ready to get things in the door and collapse. The last thing you want to do is clean a place that was supposedly cleaned before handover.
But here's the thing: the cleaning standard required to hand over a property and the cleaning standard required to actually live in it are very different things. A property management cleaning in Adelaide's outgoing inspection focuses on whether the property looks clean at a glance β not whether the inside of the oven is spotless, or whether the bathroom grout has been scrubbed, or whether the rangehood filter has been replaced.
Moving your belongings into a home that hasn't been properly cleaned means everything you own is going into contact with other people's grease, dust, and grime. Your clothes go into wardrobes that haven't been wiped. Your kitchen items go onto shelves with someone else's crumbs. Your bedding goes into a room where the carpet hasn't been steam-cleaned.
Cleaning before you unpack β while the home is still empty β is the most efficient, thorough approach possible. Once the furniture is in, you're cleaning around it forever.
Why Empty Is the Best Time to Clean
An empty home offers access you'll never have again once you move in:
- Every cupboard shelf, drawer and wardrobe interior is accessible and cleanable
- The entire floor is exposed β you can vacuum and mop every centimetre including the area under where furniture will go
- Bathroom and kitchen surfaces are clear β every benchtop, every shelf, every corner
- Walls and skirting boards can be wiped from end to end without moving anything
- You can see exactly what you're dealing with before your belongings fill the space
Once you move in, furniture hides dust, items fill shelves before they're wiped, and boxes sit in corners that don't get addressed for months. The empty window is short. Use it.
What a Proper Move-In Clean Covers
Kitchen
The kitchen is the highest priority because it's where food preparation happens. Whatever the previous occupants left on surfaces, in cupboards and in appliances, you're going to be cooking around it.
Inside every cupboard and drawer: Wipe all shelves, the walls of each cabinet, the inside of drawers and the drawer bases. Look for crumbs, grease, sticky residue and pest evidence (droppings, sticky traps, dead insects). This is the time to find out what you're dealing with.
Oven interior: Don't assume the previous tenant cleaned the oven. Many people skip it. Open it, look inside, and if it needs attention β do it now before you use it. Baked-on grease from someone else's cooking burns and smokes when you first use the oven and is a genuinely unpleasant way to start in a new home.
Rangehood filter: Remove and check it. A saturated grease filter is common and is the source of the greasy smell in many kitchens.
Fridge space: If you're bringing your own fridge, clean the alcove where it will sit β walls, floor and the power outlet area β before it goes in. You won't get another opportunity.
Benchtops and splashback: Wipe down thoroughly. Pay attention to grout in the splashback.
Sink: Scrub the basin and disinfect. Previous occupants' habits around raw meat and food waste are unknown.
Dishwasher: Check the filter and run a cleaning cycle before use.
Bathrooms
Toilet: Full clean β bowl, under the rim, seat, lid (both sides), outer bowl, behind and at the base. Disinfect thoroughly.
Shower and bath: Scrub tiles, scrub the glass screen, address any hard water staining, clean the drain, check the sealant for mould. Hard water staining on glass inherited from previous tenants takes specific treatment (see our shower glass cleaning guide).
Basin and taps: Descale and sanitise. In Adelaide's hard water, tap fittings often have calcium buildup at the base that needs a vinegar treatment.
Grout: Check bathroom grout for mould. If it's present, treat it now before it spreads.
Exhaust fan: Remove the cover and check the condition. A dusty, non-functioning exhaust fan in a bathroom means ongoing humidity and mould risk.
Bedrooms
Inside wardrobes: Wipe every shelf, every hanging rail, the wardrobe floor and the tracks. Previous occupants leave dust, hair, occasional insect evidence and unidentified residues.
Ceiling fan: Wipe each blade. Dust buildup on fan blades is significant and redistributes through the room every time the fan runs.
Skirting boards: Wipe the full length. This is fast in an empty room.
Windows: Clean glass, frames, sills and tracks.
General Areas
Walls: Check for marks and residue. A wipe-down in an empty room takes minutes.
Light switches and power points: Wipe every one. They're high-touch surfaces that accumulate significant skin oil and grime.
Floors: Vacuum every room thoroughly β corners, edges, under window sills. Then mop hard floors. In an empty home, you can mop the entire floor in one pass without moving anything. This opportunity doesn't come back.
Sliding door tracks: Vacuum and wipe. Grime in tracks is immediate and visible.
Ceiling cobwebs: Check every room. Previous occupants' spider population is immediately apparent in an empty home.
What to Check That's Often Missed
Under sinks: Open every under-sink cabinet and look for moisture, mould, pest evidence or old plumbing issues. This is where problems hide.
Hot water system cupboard: If there's an internal hot water system, check for moisture and proper ventilation.
Laundry: Wipe inside the laundry tub, clean the washing machine if it's staying with the property, check the dryer duct.
Pest evidence: Moving into a home and discovering a cockroach or ant problem after all your belongings are inside is much worse than finding out in an empty home. Look in kitchen cupboards, under sinks, behind appliances (if accessible) and in any warm, dark spaces.
Smoke alarm: Check it works. This is a legal requirement and a safety issue.
DIY vs Booking a Professional Move-In Clean
DIY is feasible if:
- The property is small (1β2 bedrooms)
- You have 4β6 hours available
- The previous occupants clearly maintained the property well
- You have the cleaning products and equipment
Book a professional if:
- The property is large or you're short on time (you have a moving truck arriving and can't do both)
- The property is visibly neglected or hasn't been cleaned to a thorough standard at handover
- You want the clean done while you manage the move logistics
- You want the clean completed to a documented, guaranteed standard
The timing logistics of a move-in cleaning service in Adelaide work best when:
- Keys are collected
- Professional cleaner goes in first (same day or the day before)
- Moving truck arrives once the clean is complete
This requires the cleaner and removalist to be coordinated β but it's the most efficient approach and means your belongings go directly into a clean home.
Document the Condition Before You Unpack
Before you clean, and certainly before you unpack, take photos of any damage, staining or issues you find. This protects you at the end of your tenancy. Issues you photograph before moving in cannot be attributed to you at the end.
Photograph:
- Any existing wall marks or damage
- Any staining on carpet
- The condition of the oven, rangehood and bathroom
- Any broken fixtures, damaged fly screens, or non-working items
